Hey there, neighbor. Hope spring is finding you well in the Ozarks.
The Fayetteville market is staying active, and prices are moving.
Home prices here were up 20.6% compared to last year, with a median sale price of $410K in January 2026.
That kind of year-over-year growth is hard to ignore.
On the pace side, things have slowed a bit compared to last year.
Homes are averaging 65 days on the market, up from 52 days this time last year.
That's actually good news for buyers who felt like they couldn't catch their breath in 2024. If you're a seller, well-priced homes in great condition are still moving.
There still aren't enough homes for sale in many Arkansas cities, and strong employers, schools, and amenities in Northwest Arkansas continue to draw buyers, supporting steady price growth.
I don't have a specific just-sold property to highlight this month, but if you'd like me to feature one of your recent sales next time, just send me the details and I'll put it front and center.
There's a lot going on in Fayetteville this month.
The Walton Arts Center just announced 10 shows coming to Fayetteville as part of its next Broadway series,
which is always worth keeping an eye on for date nights or family outings.
The 2026 Arkansas Tulip Festival is also happening this weekend, and the Gregory Park Trail Luv event is Saturday morning for those who love the outdoors.
On the growth side,
the Fayetteville School District has announced hopes to begin construction this summer on a new Ramay campus, with plans to open it in time for the 2028-29 school year.
That kind of investment in local schools tends to support home values in the surrounding neighborhoods, so it's worth paying attention to if you own nearby.
Talk soon, and don't hesitate to reach out if you have questions about the market.
